Description | Building Maintenance Technician III
Position Summary
Responsible for keeping buildings in proper working condition by performing a wide range of general maintenance tasks in the following key areas of electrical work, plumbing, heating, air conditioning, carpentry, landscaping and power systems. Works in conjunction with other Operations staff to maintain all District sites to enhance a safe and attractive facility that enhances a learning environment.
Essential Duties
- Operates and maintains District equipment
- Performs preventative building maintenance, repairs, and installations of items around the school system, ensuring school buildings and grounds are safe, neat in appearance and able to function properly
- Reads work orders or receives instructions from department leadership and ensures timely completion of repairs and maintenance
- Ensures cleanliness and proper maintenance of the work area, equipment, and prepares District construction sites to eliminate hazards
- Loads and unloads building materials, machinery and tools
- Completes seasonal duties like clears snow and ice from site walkways, parking lots and building entrances through the spreading of ice melt, shoveling, scraping or by mechanical means
- Ensures compliance with appropriate safety practices and procedures and with applicable federal, state and local codes, regulations and requirements
- Drives to and from sites to do maintenance, installation, and repairs of buildings during the workday
- Assists in making deliveries of containers, boxes and misc. products around the District
- Assists supervisor with inventory, ordering supplies and ensures the use of chemicals and equipment is consistent with established safety standards and practices
- Promotes the overall effectiveness of the organization by performing tasks and sharing responsibilities of other members of the department during peak periods, inclement weather, or when there is an overload of duties
- Communicates effectively with all Santa Fe South Schools personnel, students and visitors
- Assists on rental openings and closings for District property rentals
- Performs other duties as assigned
Job Specifications

Minimum Qualifications (Knowledge, Skills and/or Abilities Required)
- High School diploma or GED equivalent
- 6 to 8 years related experience in the commercial maintenance or construction industry
- Knowledge of materials, methods, personal protective equipment, and hand/power tools used for building maintenance
- Ability to set priorities and manage multiple projects
- Possession of a valid operator's driver's license and acceptable driving record as determined to meet district motor vehicle insurance coverage requirements
- Ability to interpret a variety of instructions given in written, oral, or diagram form
- Ability to work efficiently in a fast paced, stressful, demanding, and/or ambiguous work environment
- Ability to set priorities, multi-task, delegate, and coordinate work activities to meet predetermined deadline

- Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 75 pounds
- Ability to bend, stoop, sit on the floor, climb stairs, work in small spaces, walk and reach overhead.
- Physical work is a primary part (more than 70%) of job.
- Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, bio hazardous materials, dirt dust, fumes, smoke, and/or loud noises
- May periodically require work outside of normal business hours, including weekends, under sometimes stressful conditions in order to meet business needs and strict deadlines.
